Becoming an SPHA Landlord

Before you are authorized to rent your property to tenants in the Housing Choice Voucher (HCV)/Section 8 program and receive Housing Assistance Payments from SPHA, you are required to complete SPHA's New Owner Packet. Please download the document listed below, fill it out completely (making sure that all registered owners of the property sign off on the packet), and submit it to the St. Petersburg Housing Authority, Re: New Landlord Documents, P.O. Box 12849, St. Petersburg, FL 33733, or fax to 727-328-6699.

Please note that SPHA also requires all owners/landlords who have previously participated in the Section 8 program, but have had no activity on their accounts in 12 months or more, to complete the packet to remain in the program.

 

Training Opportunities

SPHA hosts free landlord workshops to introduce interested area owners/landlords to the Section 8 program and to answer questions from participating owners/landlords.

  • Landlord 101 Workshop - 2:00 p.m. on Wednesday, February 29, 2012,
    at SPHA’s Central Office. Representatives from Gosection8.com
    and SPHA staff also will be available for questions at this workshop.

Program Information for Landlords/Owners

Owners/landlords who are interested in renting to Section 8 tenants can download the two-part informational packet below. The packet explains the voucher program in-depth and gives guidelines for program participation.

In addition, SPHA distributes a regular newsletter to participating owners/landlords with helpful tips and reminders from authority staff.

Listing Availabilities

SPHA has partnered with www.Gosection8.com to list rental properties online. Listings are available to potential Housing Choice Voucher / Section 8 tenants seeking apartment units, duplexes, single-family homes or townhomes in the private market. It is recommended that landlords add photos to their listing for better advertising and faster lease up!

Another potential resource for landlords who would like to advertise properties and list availabilities is www.floridahousingsearch.org. You can register online at the website or by calling 1-877-428-8844. You will receive a username and password with simple user instructions. Once registered, you will need to log in to www.floridahousingsearch.org and add your available property listings, including amenities, features and photos. The Socialserve.com call center will respond to you within 48 hours of the time your registration is submitted to answer any questions regarding listing your properties.

 

Landlord Change of Address

In order for SPHA to process an address change, please fill out the forms listed below and submit them to the St. Petersburg Housing Authority, Re: Change of Address, 888 Executive Center Drive West, Suite 100, St. Petersburg, FL 33702, or fax to 727-328-6699.

Adding a Unit for Current Landlords

To add a unit, landlords who currently are participating in the Section 8 program must complete all pages of the forms listed below and submit them to the St. Petersburg Housing Authority, Re: Adding a Unit, 888 Executive Center Drive West, Suite 100, St. Petersburg, FL 33702, or fax to 727-328-6699.

Certification of Repairs Made

If your unit has failed inspection twice (and is going on Abatement), you will need to fill out this Certification of Repairs Made form (PDF) and submit it to our office at the address on the form or via fax, so that a third inspection can be scheduled.

 

Request for Rental Increase

Landlords are required to submit the following form to SPHA for approval of any proposed tenant rent increases. The form must be received by SPHA at least sixty days prior to the effective date of the rent increase, or the request will be denied.
