Dunedin Housing Authority

The Dunedin Housing Authority (DHA) was created in 1966 to provide safe, decent and affordable housing for low-income residents within its jurisdiction, which includes the city of Dunedin and a 10-mile radius of the city. 

A governing body of commissioners, made up of five volunteers who are appointed by the Mayor of Dunedin and confirmed by the City Commission, develops the policies and goals of the housing authority.

However, DHA is not a city department, but is an independent quasi-governmental entity and a political subdivision of the State of Florida, operating under Chapter 421 Florida Statutes. DHA’s income is derived from tenant rents, federal subsidies, grants, and investments. DHA does not receive operating income from the city of Dunedin, Pinellas County, or the state of Florida.

DHA Properties - Fairway Gardens Apartments

DHA owns and operates Fairway Gardens Apartments, located at 30 Lady Mary Drive North and 110 Lady Mary Drive North in Clearwater, within DHA’s jurisdiction of the city of Dunedin and a 10-mile radius outside of it. There are a total of twelve one-bedroom/one-bathroom units (approximately 650 square feet) and eight two-bedroom/one-bathroom units (approximately 750 square feet) in the development. Renovations by DHA include fresh paint, updated cabinetry and countertops, new flooring, and HVAC.

 

Affordable Housing Units

Five units at Fairway Gardens Apartments are reserved for qualified families as part of DHA's Affordable Housing program. Offering rental units at below-market rates, Affordable Housing is a great low-cost option for the general public and Housing Choice Voucher holders. This program receives no federal funding. Income restrictions apply.

Two beautiful and recently renovated two-bedroom affordable apartments are available for rent now at Fairway Gardens Apartments. The monthly rent for a two-bedroom apartment is typically $650.00, but a “ONE MONTH FREE” move-in special is being offered for a limited time. Interested renters may choose to either take the first month’s rent free or to spread the free month over the first year of the lease, reducing rents to as low as $596.00 per month for the first year. Rent also includes trash, lawn care, and pest control. On-site laundry facilities are available to residents.

The security deposit is $500.00 and is due at lease signing along with the first month’s rent. No application fee is required. Housing Choice Vouchers are accepted.

To apply, please contact our management office at 727-446-1045, Monday through Friday, from 8:00 a.m. to 5:00 p.m. Please note that the management office is closed from 12:00 p.m. to 1:00 p.m. on weekdays for lunch.

Public Housing Units

DHA is leasing 15 of the units at Fairway Gardens Apartments to Public Housing eligible families with incomes from zero to 80 percent of the Area Median Income (AMI). Please click here for more information on income limits (PDF).

DHA’s Public Housing program was established under federal guidelines to provide decent, safe and sanitary rental housing for eligible low-income families, the elderly and persons with special needs. This program is dependent on funding from the U.S. Department of Housing and Urban Development (HUD).

Community Partnerships - Eco Village

In partnership with the City of Dunedin and the Housing Finance Authority of Pinellas County, DHA made a donation of two parcels of land in 2007 to the Pinellas County Land Trust for the development of an affordable, workforce housing project, now called "Eco Village." Twenty-five town home units will be constructed by the developer, Planet Green Group, on the land, which is located on the northeast and southeast corners of Douglas Avenue and Lorraine Leland Street. The town homes will range in size from 1,100 to 1,300 square feet and sell to qualified homebuyers for approximately $120,000 to $160,000. The new homes will not be public housing, and no government subsidy will be available. Eco Village is the nation’s first, affordable LEED certified net zero energy town home development, and DHA is proud of our role in making this housing possible!

SPHA/DHA Interlocal Agreement

In August 2009, the St. Petersburg Housing Authority (SPHA) and the Dunedin Housing Authority (DHA) embarked on a partnership to share resources as part of an interlocal agreement under SPHA’s Economies of Scale (EOS) program. Under the agreement, SPHA provides executive management services and operations oversight to DHA.

In 2012, SPHA and DHA were honored for "Collaborations in Developing Fairway Gardens" with the National Association of Housing and Redevelopment Officials' (NAHRO) "Award of Merit in Housing and Community Development," as a result of their partnership.
